Heritage projects often fail not because the idea is wrong, but because compliance is handled poorly. Our role is to navigate planning law, policy and conditions in a way that is robust, proportionate and defensible, whether that means winning an appeal or quietly discharging dozens of technical conditions so a project can be occupied without risk.
Brinsford Farm, Planning Appeal

This project required a full appeal after the local authority refused permitted development. The core issue was whether the agricultural building was genuinely capable of conversion under Class Q. We assembled structural evidence demonstrating that the building could be converted without introducing new structural elements beyond what the legislation allows. The appeal succeeded, unlocking the project and establishing a lawful route forward.

Once full planning permission was granted, the focus moved to discharging conditions. This involved submitting detailed proposals for external materials, including brickwork and pointing, ecological mitigation such as bat and bird boxes, and drainage arrangements. Careful sequencing and accurate submissions ensured all conditions were formally discharged before occupation, avoiding delays or retrospective risk.

This project shows how change can be managed compliantly. A decision was taken to slightly reduce the red-line boundary and remove a dining room from the approved scheme. Rather than informal agreement, we submitted a non-material amendment to regularise the change. The result was a cleaner permission that accurately reflected what was being built.
